Construction Process

Site Prep

The lot or homesite is surveyed and staked out to verify where the custom home will be located.  Tree removal and underbrushing are performed as well as stripping of the organic topsoil, which is removed or used to grade areas around the slab.  Depending upon the elevation of the property, select fill is brought in and compacted in place for the home's foundation to be placed on.

Foundation

Depending on the architectural design of your home as well as an independent geotechnical soil test that is performed on your lot, a structural engineer will design your foundation to ensure proper beam depth and rebar size and concrete, rebar-reinforced engineered piers if necessary.

Frame

Our custom homes are framed on-site, which provides the flexibility to customize and maximize the space and design of each home. Only the highest quality framing materials are used on each custom home.

In addition, when constructing a two story, the sub floor is both glued and screwed down to eliminate floor squeaking. We work in conjunction with a third party code inspector, as well as our client's own inspectors to guarantee that the custom home is constructed to proper building codes.

Mechanical Systems

Schenck Builders, LLC uses top-of-the-line heating and air conditioning systems with programmable thermostats. All wiring is copper and sized according to local building code. The plumbing systems that we use are the Vanguard manabloc system with schedule 40 pvc drain and sewer. Only the highest quality materials are used.

Roofing Systems

We only use premium composite shingles, metal roofs, or tile roofs depending upon the design. The roof decking on a Schenck Builders custom home typically has a radiant barrier such as Tech Shield unless the home has energy-efficient spray foam insulation. Because of the additional cost, this expensive material is not used by most home builders; however, we use radiant barrier decking on custom homes because of its high energy efficiency value. On average the radiant barrier keeps attics 20 to 25 degrees cooler, creating a significant savings in utility bills.

Insulation

We use high-quality, energy-efficient batts and blown insulation as well as spray foam insulation and other green energy efficient options. We will work with you so that you choose the most affordable and energy efficient options for your custom home.

Interior

All Schenck Builders homes have the highest quality interior finishes available today. From custom texture and faux finish painting to elaborate trim and custom onsite built cabinetry the options are endless. We work with local trades from Conroe in Montgomery County, Texas, whom we have used for years, to create the perfect interior finishes on your custom home.

Exterior

Schenck Builders, LLC uses masonry materials on the exterior of every home, including brick, stucco, hardi plank and stone. We work with you on the choices of your exteriors for your custom home so that it suits you perfectly. We then shop for the best prices for the materials that you choose.

Completion

Lanscaping, driveways, and finishing touches will be completed and your home will be ready for move in.
